What’s happening in the UK construction supply chain?

If you have been speaking with customers, suppliers, or other trades recently, you may have heard a consistent message: supply chains are currently under increased pressure. Rising fuel costs, global shipping delays, and inflationary increases in raw materials linked to the Middle East conflict are all contributing to uncertainty across the sector.

This does not mean the industry is coming to a standstill, far from it. However, it does mean that effective planning and careful scheduling are becoming increasingly important.

Your local MKM branch is here to support you in keeping your projects moving.

Why the construction supply chain is under pressure

The UK construction sector relies on a combination of UK‑manufactured and imported products. Many products manufactured in the UK are themselves dependent on raw materials sourced from overseas, including chemicals, adhesives, and packaging materials.

When global economic or geopolitical events impact oil, gas, and key regions, the effects are quickly felt throughout the construction industry.

At present, several factors are placing pressure on the supply chain, including:

  • UK fuel costs
  • International freight and logistics costs
  • High global demand for core materials
  • Increased costs of raw materials linked to the petrochemical industry and steel production

Individually, none of these factors would necessarily cause major disruption. Taken together, however, they are making product availability and pricing less predictable.

Which building materials are most affected?

As the situation continues to evolve, an increasing number of product categories are being affected.

Current high‑impact product areas include:

  • Timber products, particularly imported items and those with energy‑intensive manufacturing processes, such as MDF, OSB, and plywood
  • Steel and metal products, which are sensitive to global energy and raw material pricing
  • Insulation and other manufactured items that rely heavily on production capacity and raw material availability, particularly PIR insulation and loft roll
  • Roofing materials, especially those containing bitumen
  • UK‑manufactured heavy‑side products such as aggregates, blocks, and cement, where high domestic distribution costs are a key factor

The impact can vary depending on location and local branch stock profiles, so individual experiences may differ.

Are there product shortages in the UK?

In short, there are no widespread shortages across the market at present. However, price inflation and the rising cost of manufacturing and distribution remain significant challenges.

This level of unpredictability can place additional pressure on sites, particularly where materials are ordered at short notice.

What this means for your projects

While most businesses continue to have strong workloads, the way projects are managed is changing.

You may begin to see:

  • Longer or fluctuating lead times
  • Price movement between ordering stages
  • Increased pressure on tight delivery schedules
  • Greater risk on fixed‑price projects

Taking a proactive approach and planning ahead can make a significant difference in keeping projects on track.

Looking ahead

While the situation remains fluid, the outlook is one of continued uncertainty. Supply chains remain open and operational, but are less predictable than we would all prefer. Staying informed and planning early will help minimise potential delays.

How MKM is supporting the trade

At MKM, we are working closely with suppliers, manufacturers, and our local branches to help reduce the impact wherever possible. This includes:
